Best front office with World Class Standards!!!! When my car was stranded at my job and I had no way to get to it, Grata helped me pick the car up. This place is getting better and better each day. Love the neighbors, my next door neighbor helped me jump start my car one morning this week. Overall, there is no other apartment complex in this area that can beat this team. Security cameras are world class and they also make sure that you do not have problems with pests and roaches. Grateful for everything this complex has done. I'm definitely renewing my lease. A+++++++++++

I've lived here over a year. I used to love it. I still love my apartment. The property management when I moved in and for the first year was excellent and so helpful. They were understanding if something happened. They worked with you rather than against you to stay on good terms. That was why I renewed my lease. A month later, the complex was sold... Then, new management. I was hopeful. But, so far, it's gone downhill quickly. They are not on site. They are not helpful or understanding. I think they want to be? However, the new owners will not let them. So, don't get behind. Don't get in a bind. Not being on site, lots of stuff happening that never would have before. People just don't care. And they need more trash dumpsters badly!! I am hoping it improves. I miss the old management, though.

I've lived in this complex for almost 6 years. I have a daughter who is now 12, two animals, and a 2 bedroom, 2 bath apartment. In the six years I have been here, rent has only been raised twice. That said, I am still only paying $55 more than I was 6 years ago, which is well below the rate of inflation and still one of the most cost-effective options in Ozark. There are indeed rules to follow, but those rules are in place to protect the property and privacy of other tenants--for example, there is a HUGE field maintained by the owners in which kids and families can play, along with sidewalks in the courtyard where kids can ride bikes and skateboard. Because such amenities are provided, it is expected that kids won't roughhouse or ride in the parking lots; that makes complete sense and protects not only the children from moving cars, but also the parked cars from damage from runaway skateboards and toys. With regard to the pet deposit mentioned in a negative review, OF COURSE there is a pet deposit, and that is clearly spelled out in the lease agreements. Any penalty fine owed is the result of dishonesty or a violation of policy. Further, with any new rule, tenants under the former version of the rule are "grandfathered" in, which I find very fair. For example, I had two animals before the policy of one animal was initiated, and I was allowed to keep both. There are several dumpsters on site in which to toss your trash bags, so if one is full, another one is always available. The maintenance has always been outstanding, and they respond to requests swiftly and with competence. The landlord is very forthcoming and reasonable when you keep her in the loop, and the few times I've run into financial trouble or messed up a rent payment, there has always been a way to remedy the situation without jeopardizing my lease. Also, unlike most apartments in the area, these ones really ARE well insulated. We hardly ever hear anything other than the occasional door slam, and on the rare occasion that there is excessive noise, the owners and landlord address it quickly. The owners are also in the process of installing security cameras in the parking lots and common areas. I really like it here, and the only reason I would consider leaving is to secure a larger apartment; the few 3 bedroom ones here are claimed quickly.

I HAVE LIVED IN APARTMENTS FROM NEW YORK TO CALIFORNIA AND I CAN SAY WITHOUT DOUBT THAT EXCELSIOR GARDEN APARTMENTS RUNS IN THE UPPER TEN PERCENT IN APARTMENT LIVING. THE GROUNDS ARE KEPT UP AND ALWAYS CLEAN. THE MANAGEMENT AND STAFF ARE VERY PROFESSIONAL AND CARE ABOUT THEIR TENANTS. I WOULD RECOMMENDS EXCELSIOR TO ANYONE WANTING TO LIVE IN A CLEAN, SAFE, FAMILY ENVIRONMENT. ONE WOULD BE PRESSED TO FIND ANY BETTER IN OZARK.

Edit: Now it's owned by slumlords, lol. We have neighbors that brought in roaches, and we don't have an exterminator that come in on a regular like we use to. This place goes through owners like I do underwear. Our floors need replaced and have been needing it since before we moved in 4 years ago. They won't do it. I'm just ready to move.

I really liked this place at first. But it has recently became under new management which seems to be ran by Nazi's they come out almost every other week with new rules posted on our door. This used to be a family oriented place, but not anymore. Kids are not allowed to ride their bikes, skateboards, or anything else unless it's in a field. They charge $25 for anything that they don't like. My daughter takes the trash out and would lay it next to the dumpster when it is full and we were threatened with a fine. This place is more of a retirement home. They don't care for the tenants like they use to. Now I have a $1200 pet deposit because I failed to pay a $300 pet deposit. All because of a new rule stating that once found out about the dogs it's a $10 a day charge until we pay them them the deposit. And since they don't know how long we have had them, it's an automatic $1200. The thing that upsets me more is that they have taken pictures of my kids who are 9 and 3 years old without our approval to use as proof. They pay tenants to spy on other tenants to make sure that things are being ran like a communist country. The invasion of privacy is crazy. Also, for no reason they have raised the rent. These are greedy people and I would suggest staying away unless you are a senior citizen or someone without kids.
